These Terms of Service ("Terms") govern your use of homeandlake.com and the real estate services provided by Home & Lake, a Tennessee-licensed real estate brokerage (Firm License #266503), operated by Britton Kinnard, Broker/Owner (Individual License #335163). By using the site or submitting a form, you agree to these Terms.

Use of the website

The content on homeandlake.com — including articles, neighborhood guides, and market commentary — is provided for general informational purposes. It is not legal, financial, tax, or appraisal advice. Real estate decisions should be made with guidance from qualified professionals, and all market data reflects conditions at the time of writing and may change.

You agree to use the site lawfully and not to attempt to interfere with its operation, extract bulk data by automated means, or submit false information through our contact forms.

SMS / text messaging program

Program name: Home & Lake Lead Notifications

Program description: When you submit a contact form or seller valuation request on homeandlake.com, Home & Lake may contact you by SMS about your inquiry, to schedule a call or showing, or to follow up on a transaction you've initiated. This is a transactional conversational program tied to the specific inquiry you submitted. It is not a marketing broadcast list.

Message frequency: Varies based on the status of your inquiry or transaction. You can expect zero to several messages per week during active discussions, and little to no traffic otherwise.

Message and data rates may apply. Home & Lake does not charge you to send or receive SMS, but your mobile carrier's standard rates apply.

Opt out: Reply STOP to any text message to unsubscribe. You will receive a confirmation message, and no further SMS will be sent (follow-up may continue by email or phone call on active transactions).

Supported carriers: All major U.S. carriers. Carriers are not liable for delayed or undelivered messages.

Privacy: Phone numbers and SMS consent are handled in accordance with our Privacy Policy. We do not share phone numbers or consent data with third parties or affiliates for marketing purposes.

Email communications

If you provide an email address, Home & Lake may send you responses to your inquiry, information about listings relevant to your stated criteria, and follow-up communications tied to an active transaction. You may unsubscribe at any time by replying to any email or using an unsubscribe link when present.

Real estate services

Any real estate representation — whether buyer or seller — is governed by a separate written agreement signed by both parties. Nothing on this website creates an agency, brokerage, or fiduciary relationship in the absence of such an agreement.

Home & Lake complies with the Fair Housing Act and Tennessee real estate law. We do not discriminate on the basis of race, color, religion, sex, familial status, national origin, disability, or any other protected class.

Intellectual property
